We will identify projects and outcomes on the PROJECT PAGE; we start with just a few examples of before and after the work was completed on our condominium over the years. We will post an update as we finish each of these stories...

Our condo complex has 18 units that range from 1,250 to 1,550 sq feet, two bedrooms, and two full bath floor plans. Half are on the east and the other half on the west, several have great water and territorial views. The building ranges from three to five stories due to a step East to West grade, and that's a story in itself.

Project: Roof
From a torch down the flat and leaky roof to elevating the roof 8" to 11" over the City's legal height limit to a PCV membrane roof. And it is not a problem anymore.

Project: Structural
Surprise, surprise. An empty room in the middle of the condo, who knew, and suspicions of settling, began a structural project that has worked out well, but one has to wonder what the City and the contractor were doing when the condo was built.

Project: Irrigation & Paving
A steep grade, a lot of water and almost 8,000 sq feet of payment to be resurfaced.

Project: The Envolope
Three to a five-story building, with original number one grade cedar, covered with vinyl siding, - not a great decision - based on being lazy thinking they would save a few dollars on painting - destroying the cedar, and water everywhere under the vinyl siding - to decide what to replace it with.
